CONSTRUCTION PROJECT MANAGEMENT

I’m pleased to share some examples of my construction project management experience.

611 BROADWAY

$2.5 million Landmarks Preservation Commission facade and rehabilitation project including cast iron refurbishment and replacement, replacement of historic pressed pure zinc sheet metal spandrel trim, stone patching, brick replacement and existing coating removal to expose original stone at 1st and 2nd floors.

JACOB RIIS BATHHOUSE

$9.5 million retrofit project managing Poltech scopes including demolition, structural steel (170K lbs), new masonry, masonry rehabilitation and roofing contracts.

DIA EARTHROOM

$1.5 million gut renovation of DIA’s Earthroom including removal of existing “earth” exhibit, complete replacement of the existing interior wall stud framing and sheathing, repairs to existing flooring, cement board floor and wall sheathing for Kemper 2K-PUR waterproofing throughout the Earthroom, replacement of MEP systems, new lighting, window replacement, custom door & hardware replacement, bathroom replacements, millwork and replacement of the “earth” exhibit back to it’s original appearance.

DIA BROKEN KILOMETER

$400K replacement of HVAC system and exhibit lighting.

109 GREENE STREET

$700K townhouse renovation including new bathrooms, kitchen and lighting.

68 MORTON STREET

$1.8 million townhouse gut renovation including structural underpinning to increase depth of cellar space, structural repairs of existing timber framing throughout, domestic water & heating system replacement, bathroom replacement, custom millwork and plaster molding replacement throughout.

303 W 4TH STREET

$6.5 million townhouse gut renovation including new structural steel and engineered lumber framing, all new MEP systems, elevator, grand stair case, wood flooring, high end millwork, appliances, window and skylight replacement, LPC facade rehabilitation and standing seam metal roofing combined with Kemper 2K-PUR flashings.

386 PARK AVE SOUTH

$3.1 million Local Law 11 facade repair project including parapet replacement, metal panel cladding and miscellaneous masonry repairs.

220 E 65TH STREET

$900K Roofing replacement project. Upcoming projects include Clubhouse redesign retrofitting masonry cavity wall assembly to floor to ceiling window wall ($800K) and indoor pool room waterproofing assembly replacement ($500K), in which I assisted the client with budgeting and provided the design professionals with technical assistance in developing the scope of each project.

76 ENGERT AVENUE

This co-op building is a textbook example of how NOT to design/build - one of many examples in Brooklyn. I have played an integral role in estimating restoration costs, providing technical assistance towards solving systemic issues throughout the building envelope and I’ve been commissioned by the client’s legal team to serve as an expert witness. Estimated restoration costs are approximately $1.3 million.

211 W 14TH STREET

I took over the project after the original mason had to default at about 30% completion. The superstructure was not constructed properly to support the complex brick design and the construction documents were significantly lacking.  Through diligent efforts of field verification measurements, shop drawing sketches and coordination with design professionals, I was able to get the project back on track and completed.
